RULES OF STAY – UROCZYSKO POPOWO

1. Guests staying at UROCZYSKO POPOWO are kindly requested to observe the rules of safe and respectful recreation and to respect good neighbourly relations.
2. Only registered guests are entitled to use the Holiday House.
3. The Guest may not transfer or make the Holiday House available to third partiesThe maximum occupancy is:
   • 8 persons in the four-bedroom house,
   • 6 persons in the one-bedroom house.
4. The number of persons staying in the house may not exceed the number declared during the reservation.
5. Check-in starts at 3:00 PM on the day of arrival and check-out is until 11:00 AM on the day of departure. Different hours may be arranged in special cases
6. Extending the stay is possible only if there is no subsequent reservation.
7. Quiet hours apply from 10:00 PM to 6:00 AM.
8. Playing loud music and engaging in behaviour that may disturb neighbours is prohibited.
9. It is forbidden to use candles, leave open flames unattended, light bonfires during periods of increased fire risk, or undertake any activities that may create a fire hazard.
10. Bachelor parties, bachelorette parties and other gatherings that may disturb neighbours or local residents are prohibited.
11. The “Rules for Using the Dry Sauna at UROCZYSKO POPOWO” form an integral part of these Rules of Stay.
12. Waste segregation is not required on the property.
13. Throwing paper towels or other hygiene products into the toilet is prohibited.
14. Before leaving the house, guests must close all doors and windows and switch off electrical devices, including air conditioning, lights and bathroom underfloor heating.
15. Minors may not stay in the house without proper supervision.
16. Parking spaces are unattended. The Owner is not responsible for loss of or damage to vehicles or property left inside them.
17. The Guest is liable for any damage to the house, furnishings or technical equipment caused by themselves or their visitors during the stay. Any damage must be reported immediately to the Owner. Compensation for repairs or replacement must be paid no later than the day of departure.

RESERVATIONS AND PAYMENTS

1. Reservations may be made by telephone, e-mail or through booking platforms.
2. For direct reservations, confirmation requires:
   • 100% prepayment if the reservation is made less than 14 days before arrival,
   • 50% prepayment if the reservation is made more than 14 days before arrival.The remaining balance must be paid no later than 14 days before arrival.
3. Reservations made through booking platforms are subject to the payment rules of the respective platform.
4. Failure to make payment within the required deadline may result in cancellation of the reservation.
5. The price list for additional services, including sauna and hot tub use, is available upon request.

COMPLAINTS

1. Guests have the right to submit a complaint regarding the services provided or the conditions of their stay.
2. Complaints should be submitted without undue delay after the circumstances giving rise to the complaint are identified, and no later than 14 days after the end of the stay.
3. Complaints may be submitted:

4. The complaint should include at least the guest's full name, the dates of stay, a description of the issue and the requested resolution.
5. The property operator shall review the complaint within 14 days of its receipt. The guest will be informed of the outcome using the same communication method through which the complaint was submitted, unless another contact method is indicated.
6. If additional information is required to process the complaint, the review period shall commence upon receipt of the requested information.

CANCELLATION POLICY

1. In the event of cancellation, the prepayment is non-refundable.
2. A one-time change of stay dates is possible if requested at least 14 days before arrival and subject to availability
3. No refund is granted for shortening the stay or early departure.
4. Failure to use the reserved stay does not entitle the guest to a refund.

CANCELLATION AND WITHDRAWAL FROM RESERVATION

1. For reservations marked as "Flexible" or "Refundable", the Guest may cancel the reservation free of charge up to 14 days before the scheduled arrival date. In such cases, all payments made will be refunded within 14 days from the date of cancellation.
2. If a refundable reservation is cancelled less than 14 days before the scheduled arrival date, the cancellation terms specified in these Rules shall apply.
3. For reservations marked as "Non-Refundable", the Guest is not entitled to a refund of any payments made in the event of cancellation, change of stay dates or failure to use the reservation.
4. Information as to whether a reservation is refundable or non-refundable is provided at the time of booking.
5. Pursuant to Article 16(l) of Directive 2011/83/EU on consumer rights and the applicable national consumer protection regulations, accommodation services provided for a specific date or period are excluded from the statutory right of withdrawal from a distance contract.
